- Guided by its historic town plan established in 1824, the Bon Air Hotel in Bainbridge, Georgia, originally opened in 1869 and shortly after, underwent modern renovations to reopen in 1901.Bainbridge's town plan, established in 1824, has guided the city's downtown development for over 150 years. Over the years, Bainbridge has featured a combination of gridded streets, and a central courthouse square that was typical of 19th-century Georgia town layouts. Part of the Bainbridge Commercial Historic District, listed on the National Register of Historic Places, the Bon Air Hotel is a key part of that ongoing vision. The district's architecture reflects late 19th and early 20th-century commercial styles, with buildings generally one to three stories high, constructed with common masonry walls and minimal setbacks [buttresses]. Materials vary, including concrete blocks and terra cotta, and some buildings were originally or historically stuccoed. Notably, only the courthouse, former city hall, and former post office feature setbacks and open spaces. In 1999, the Georgia Trust for Historic Preservation took the Bon Air Hotel into its Revolving Fund, leading to a significant rehabilitation effort completed in 2001 with historic preservation tax credits. These rehabilitations transform once-dormant properties into revitalized spaces. The Revolving Fund and Endangered Properties programs aim to prevent demolition and neglect by finding buyers committed to preservation and attaching protective covenants to the deeds. In 1999, the Georgia Trust took the Bon Air Hotel into its Revolving Fund, leading to a significant rehabilitation effort completed in 2001. This project utilized historic preservation tax credits to revitalize the property. The Revolving Fund and Endangered Properties program aimed to prevent demolition and neglect by finding buyers committed to preservation and attaching protective covenants to the deeds. The rehabilitation transformed the once-dormant ground floor into retail space and converted upper levels into apartments. The hotel's revitalization has spurred improvements throughout downtown, with nearly every building around Willis Park now rehabilitated and in use. The Bon Air Hotel, now approaching a quarter-century since its rebirth, remains a vital anchor for downtown Bainbridge, safeguarded by a conservation easement held by The Georgia Trust.
