Veterans' Housing in Atlanta Nears Completion
Using $750,000 of our Community Development Block Grant (CDBG) Disaster Recovery Grant funds, the Department is partnering with the City of Atlanta to renovate a 12unit apartment complex in Vine City. Restoring this formerly neglected property will help both the Vine City neighborhood and homeless veterans for whom these units are designated. To reduce environmental impacts and to promote sustainable community-building, the renovation is EarthCraft Certified, increasing its benefits to the Vine City neighborhood. When complete, the complex will house 24 low- to moderate-income veterans. Making the transition out of homelessness can be difficult, so to ease that transition, Quest 35, Inc, and the Atlanta VA Medical Center will provide supportive services to residents, including job training and medical care. "We're always looking for innovative ways to use our federal funds," says Brian Williamson, DCA's Assistant Commissioner for Community Development and Finance. "Improving an in-town neighborhood, lending a hand to our nation's veterans, and taking care of the environment all in one project - we consider that a win."
Team Georgia in Cordele
Congratulations to the City of Covington! At the 2011 Georgia Downtown
Association Conference, the city won Georgia's highest award in downtown development. Covington's continued dedication to downtown revitalziation, preservation and enhancement have resulted in $27 million in new downtown buildings over the last several years, as well as another $7 million in downtown improvements planned with 2011 SPLOST financing. November is National Georgia Pecan Month!
Leaders in the City of Cordele called on Team Georgia
to help prioritize some of their biggest community development projects in the next few years. The potential for a new downtown campus for Darton
College; an inland port projected to increase jobs, economic development
and truck traffic; an historic in-town neighborhood with an urban redevelopment plan; and managing development at a major Interstate 75 interchange all mean the potential for big changes in Cordele, and the community wants to plan for those changes to make sure they're pleased with the results. Region Eight Team Georgia Manager Jo Childers put together a team of experts that spent two days in Cordele, working with community members to formulate a plan for action. Team members included:
q Private sector transportation consultants q River Valley Regional Commission staff with expertise in historic
preservation, community financing and mapping q A community development specialist from the Electric Cities of
Georgia
q DCA staff with expertise in planning, community financing, economic development, downtown development and preservation
q Georgia DOT staff with expertise in transportation planning and
transportation management
The Team created a list of work items for community staff, elected officials, non-profit organizations and volunteers to address. Team Georgia will provide more targeted assistance as necessary to help Cordele redevelop and grow. Congratulations to Cordele for their hard work to make a

CardioMEMS: A Georgia Success
CardioMEMS is an Atlanta-based company that develops medical devices for the treatment of chronic cardiovascular diseases. In March 2008, the Department loaned CardioMEMS $819,644 through the Life Sciences Facilities Fund to construct its research facilities, laboratory, and clean-room in the Technology Enterprise Park in Atlanta. The CardioMEMS LSFF loan leveraged $22 million in additional project funding and helped create 50 new jobs.
Since that loan in 2008, CardioMEMS and its founder and CEO, Dr. Jay Yadav, have won several prestigious awards and are in line to win more:
q October 2011: CardioMEMS is awarded the prestigious Phoenix 2011 Most Promising New Product Award for its development of the CardioMEMS Champion Heart Failure Monitoring System
q June 2011: Dr. Yadav is named the Ernst and Young Entrepreneur of the Year in the health sciences category for the Alabama/Georgia/ Tennessee region, making him eligible for consideration in the Ernst & Young Entrepreneur of the Year National Awards, to be announced later this month.
q May 2011: The Atlanta Business Chronicle honors Dr. Yadav with the Health-Care Heroes Award in the health-care innovations category
q March 2011: Technology Association of Georgia (TAG) names CardioMEMS one of the Top 10 Innovative Technology Companies in Georgia.
"CardioMEMS and Dr. Yadav are the kind of assets to Georgia that this fund was created to attract and keep here in our state," says Commissioner Mike Beatty. "Without the Life Sciences Facilities Fund to help him get started, Dr. Yadav may have chosen to locate in Florida or North Carolina. We're proud that this loan helped CardioMEMS become the successful company that it is today, and we congratulate Dr. Yadav, and thank him for his contributions to

medicine. And of course, we're glad that he's making those contributions right here in Georgia!"

Who Needs a Job??
Two reports came across our computers this week regarding the jobs situation in our country. One was entitled "College Payoff Goes Missing" and the other was "Wanted: 600,000 Skilled Workers for Manufacturing Industry". So one group of workers can't find work, and one group of employers can't find employees? Why is
this happening?
Some background on the reports - The first report is subtitled "Young college
graduates increasingly find that the jobs they can find don't require the diplomas they worked long and hard to obtain." If you follow our Agurban, you know we strongly believe in the value of a college education. Studies have shown that people with a college degree earn many times more over their lifetime than someone
without a college degree.
Loft Housing and Beyond: A Summit in Madison December 14, 2011
Cities that invest in residential areas in or adjacent to downtowns give a boost to existing businesses and make downtown a more attractive place for new private investment. Downtown living options create a critical mass of people on the streets to visit restaurants, go shopping, or go to work.
This one-day summit will provide information for communities interested in promoting downtown living. Local elected officials, developers, bankers, and other housing experts in the state will share best practices and discuss how they encourage residential development downtown as part of an economic development strategy.
Register on or before December 7th: $45. Day of registration: $55.

Rural Senior Housing Fund Grant Available: Application Due Date December 15, 2011
There are many reasons leading up to the
