Georgia's Soil Bank Pines
Leasing, Tree Yields,
Site Value Discussed

University of Georgia Georgia's farmers and other timberland owners have a tremendous investment in planted pines. There are almost 700 thousand acres of soil bank pines in the state. These pines were planted during the period of 1956-60.
Assuming that the soil bank pines are carried to 20 years of age and survival of trees is good the value of these trees, standing in the forest, should be approximately $150 to $200 million. This is the value to the landowners. Under the present day prices, assuming that the trees are cut at 20 years for pulpwood, the pulpmills would pay between $400 and $500 million for the wood delivered to the mills. This means jobs for many people and a great boost to Georgia's agribusiness economy.
Much of the planted timber should be grown into even larger sizes for use in the sawmill, plywood and pole industries where the profit can be even greater.
Many foresters believe, and research studies bear them out, that many of the soil bank acres will grow two cords of wood per acre per year. Most of the soil bank pines are on good timber growing sites and 40 cords of wood over a 20-year period is not too much to expect from the better sites. Many planted stands will grow 50 cords and more in a 20-year
period.
Leasing Soil Bank Acreage Some of Georgia's farmers are leasing their soil bank pine acreage to the forest industries, primarily the pulpmills. In most cases the leases extend for a tenyear period from the tenth to the twentieth years of the life of the pine stand. Under the leases, landowners receive equal annual payments based on characteristics of the stand, such as growth rate, site quality, stocking, etc. Prior to the expiration of the lease, all merchantable timber is removed from the land.
One of the advantages of leasing land is that the owner is assured of a continuous and steady income each year over the period of the lease. Also the risk of ownership of the timber is transferred to the lessee, along with the responsibility and cost of management.
In spite of these apparent advantages, there are several questions which should
be considered before ^entering into lease agreements. Some questions concerning taxes are: "Will annual income received under the lease qualify for capital gains or must it be reported as ordinary income?" "Will the landowner or the lessee be responsible for ad valorem taxes?" Tax considerations, both property and income, could be an important factor in determining whether a lease should be given.
Prices For Leases Vary The prices offered for leases vary considerably. The number of trees per acre and particularly the quality of the site will be strong factors in arriving at a fair price. It seems safe to say that on average sites that are reasonably well stocked the yield of wood at aqe 20 should be approximately 30 cords. Some of the wood should be harvested in one or two thinnings but total yield should approximate 30 cords.
The better sites should yield approximately 40 to 50 cords of wood by age 20. The poorer sites will vield 20 cords per acre or even less during the 20-year period.
Your county agent or local forester can help you determine the quality of your soil bank pine acreage. He has information that will he'o vou discount the lease payments and the income from the expected yield of wood. Such discounting is necessary to arrive at true value since you are dealing with deferred payments and income.
Ten-year-old planted pine stands may not look too impressive but during the next few years they can prove to be a highly valuable investment. Manage them well and harvest them wisely.
